“Costa del Sol Torremolinos Luxury Boutique Hotel, the first hotel of Andalusia to be certified BREEAM post construction, and in which LETTER INGENIEROS has acted as a consulting firm“
Just over two years beginning in Torremolinos Paseo Colorado, rehabilitation of an existing building to convert it into what is now the Hotel Costa del Sol Torremolinos. The owner Midenz Property Holdings S.L., a group of Kuwaiti origin, chose Torremolinos to open its first establishment in Spain for its business strategy. The “Costa del Sol Torremolinos Luxury Boutique Hotel” is oriented mainly to Arab tourism, with the distinctive Halal in its facilities and becoming the second of Spain with these characteristics. It has the presence of spaces to pray and is oriented towards La Mecca.
Currently, the “Costa del Sol Torremolinos Luxury Boutique Hotel” has received the BREEAM (Building Research Establishment Enrironmental Assessment Methodology) certificate: method of evaluation and certification of the sustainability of the leading building on an international level. The multidisciplinary team of LETTER ENGINEERS has been responsible for managing and guiding the hotel, to carry out the certification.
The “Costa del Sol Torremolinos Luxury Boutique Hotel” has a total built 1,809 sqm divided between a basement and four floors above ground (ground, first, second and solarium). It has a total of 36 exclusive rooms provided quality and comfort of a modern and charming hotel, overlooking the mountain, pool or garden. All have first-class technology that meets the demands of energy efficiency without lowering the level of luxury and quality expected.
The new establishment also has a heated outdoor pool, jacuzzi, gym, chill out panoramic terrace, cafeteria, restaurant and parking.
The footprint of the building the hotel is located on an area of ground that had already developed over the past 50 years. Therefore, a previously urbanized sites and contaminated soil is used, avoiding the use of soils which have not undergone any previous alteration. Soil of limited value for fauna and flora, with total absence of any type of substantial damage occurred during the preparation of the site and the completion of the works.
ASPECTS EVALUATED BY LETTER ENGINEERS
The certification was achieved by analyzing different aspects of the project phase and executed works and the use of sustainable materials, equipment installations and highly efficient systems. All this without forgetting the presence of facilities and optimal location of the building.
Management. At the project and construction phase, well-defined procedures and responsibilities were established in the start-up phase of all the facilities to guarantee the delivery of a functional and sustainable building that was designed and built according to the operating mode provided.
At the same time, during the execution they were counted and studied periodically primary energy consumption based on production costs and construction sqm. In short, consumptions of 13.43 cubic meters of water and 358.9 KWh per 100K € of total budget were obtained.
Therefore, the execution of the works was carried out minimizing as much as possible the impact with the environment and the generation of waste, as well as incorporating measures and corrective actions to improve and optimize each specific process.
The rehabilitation of this building presented an energy rating of Class A, corresponding to a total emissions of 17,09 KgCO2 / sqm per year and an overall consumption of 109.83 KWh / sqm per year of non-renewable energies.
Facilities. All indoor and outdoor lighting is made up of LED technology. This is a Class B and light efficiency of above 90 lum / W in each zone.
High energy efficiency equipment dominates the entire hotel, with systems managed by home automation and innovative concepts such as the use of geothermal energy. On the other hand, lift systems, such as elevators, have been chosen by comparing different models of optimal energy efficiency and choosing the most appropriate to analyze the actual load curve specific to the use of this building.
Materials. In order to obtain an adequate analysis of the life cycle and, therefore, the specification of construction materials with a low environmental impact (also in terms of carbon incorporated) throughout the entire life cycle of the building, the specific DAP contribution of more than 30% of the types of materials used (insulating, glass, plaster, etc.). It has also been necessary the presence / execution of a correct thermal insulation whose provisioning has been carried out responsibly.
They have achieved important results in the field of health and welfare: ensuring that building occupants have access to natural light and artificial, as well as control devices, ensuring best practice efficiency and visual comfort. Also minimize the risk of water contamination in facilities and ensure the supply of building users with sources of clean and fresh water.
Waste. There was a pre-execution audit that fixed the waste forecast in the two main phases: demolition and rehabilitation / construction. At all times the volumes of waste were monitored, as well as their nature, possible reuse and management by authorized managers according to case. At the same time, for the life and activities specific to the hotel, we have conducted a study of waste volumes according to different natures. These will be generated by calculating number and capacities as management of the containers.
Transport and Facilities. The hotel’s location makes it ideal as it is located just 300 meters from the beaches of Torremolinos, five kilometers from the international airport of the Costa del Sol and fifteen minutes from Malaga city. Without leaving behind that is placed in a displacement ratio of less than 600 m, of several facilities: shops, pharmacies, different stops of urban transport lines, banks and even medical clinics.
As indicated, proximity to public transport lines has allowed to promote the reduction of pollution from use of means of transport and traffic congestion. This has also allowed to offer facilities that encourage building users to use modes of low carbon transport and minimize the movement of a single person, culminating with the reservation internal parking space only for zero emission vehicles.
In this way, it has been certified: BREEAM post-construction.
